Real Estate: French news report suggests average cost of property is 4,000 to 6,000 euros per square metre

Cannes houses prices most expensive in region

The highlight of a news report, Tuesday 2nd November, about Cannes property prices on the French TF1 TV channel was a top-of-the-market real estate agency reporting a recent apartment sale that worked out at 40,000 euros, yes 40,000, per m2.

Admittedly the apartment was an extremely luxurious one in a prime position on the Croisette. The TV report went on to confirm, through a young local couple looking for a good-sized apartment for them and their children, that the Cannes area remains – surprise, surprise – one of the most expensive real estate areas in France. With prices per m2 generally between 4,000 and 6,000 euros the couple had found that most apartments up for sale were priced at around twice their maximum budget could manage. A home in a much cheaper village in the Grasse area was a practical solution for another couple with the husband doing a round trip of 100 kms daily to and from his job in Cannes.

For first time buyers whose jobs are in Cannes and still want to live on the coast, a 30 to 45 minutes drive down the autoroute and over the border, in the Var département, might be the solution. Properties classed as ancien (over five years old) in the Var average 3,400-3,500 euros per m2 – with Toulon considerably cheaper, but too far for a daily commute – and prices, at the moment, for family-sized properties with two or three bedrooms fairly stable.
